Naopak, pozit\u00edvom je pod\u013ea neho stagn\u00e1cia cien stavebn\u00fdch v\u00fdrobkov, ktor\u00e9 by ani v tomto roku nemali r\u00e1s\u0165.<\/p>\n<p>Richard Chur\u00fd z realitnej kancel\u00e1rie Remax Slovakia uviedol, \u017ee v\u00fdsledky za rok 2010 d\u00e1vaj\u00fa priestor na mierny optimizmus. Trh s reziden\u010dn\u00fdmi nehnute\u013enos\u0165ami sa pod\u013ea intern\u00fdch \u00fadajov spolo\u010dnosti Remax op\u00e4tovne rozh\u00fdbal a nabral nov\u00fd dych. D\u00f4kazom je n\u00e1rast transakci\u00ed oproti kr\u00edzov\u00fdm rokom 2009 a 2008.<\/p>\n<p>&#8222;V j\u00fani 2008 sa zastavil predaj bytov a nahradili ho pren\u00e1jmy, po\u010det transakci\u00ed za\u010dal medziro\u010dne st\u00fapa\u0165 a\u017e v auguste 2009 a minul\u00fd rok si udr\u017eal rast\u00facu tendenciu,&#8220; uviedol Chur\u00fd.<\/p>\n<p>Najv\u00e4\u010d\u0161\u00ed n\u00e1rast predaja zaznamenala spolo\u010dnos\u0165 Remax v segmente malometr\u00e1\u017enych star\u0161\u00edch bytov. &#8222;\u013dudia id\u00fa na istotu a zauj\u00edmaj\u00fa sa predov\u0161etk\u00fdm o jedno- a\u017e trojizbov\u00e9 byty do 100 tis\u00edc eur, ak by sme ich mali v ponuke viac, nemali by sme probl\u00e9m preda\u0165 ich,&#8220; povedal Chur\u00fd a doplnil, \u017ee predaju star\u0161\u00edch bytov nahr\u00e1va aj nedostatok nov\u00fdch projektov na trhu.<\/p>\n<p>Riadite\u013e slovenskej kancel\u00e1rie spolo\u010dnosti Colliers International Ermanno Boeris upozornil na fakt, \u017ee star\u00e9 byty postaven\u00e9 a skolaudovan\u00e9 pred rokom 2009 s\u00fa m\u00e1lo konkurencieschopn\u00e9 oproti nov\u0161\u00edm projektom, ke\u010f\u017ee sa stavali v dobe vrcholiacej realitnej bubliny, kedy ceny materi\u00e1lov a pr\u00e1c boli najvy\u0161\u0161ie.<\/p>\n<p>&#8222;Pri nov\u0161\u00edch projektoch s\u00edce developeri zaplatili viac za pozemok, ale postavili ich ke\u010f to bolo najefekt\u00edvnej\u0161ie, ke\u010f n\u00e1klady boli najni\u017e\u0161ie,&#8220; upresnil Boeris.
